ESSENTIAL DUTIES AND RESPONSIBILITIES ? Rent collection and bank deposit ? Provide monthly financial and tenant reports to Supervisor ? Maintain Rent Rolls and Tenant Ledgers ? Complete move-out inspections and determine disposition of security deposits ? Complete all move-in and quarterly unit inspections. ? Maintain complete tenant files and verify all tenant forms for accuracy. ? Prepare and review all work orders for completed work. ? Show units to prospective tenants. ? Monitor waiting list and review tenant screening eligibility -- provide information and recommendation to Supervisor for approval or denial of applicants. ? Obtain all necessary verifications of income and allowances. ? Complete all Tenant Certifications (initial, annual, and interim) in compliance with appropriate Tax Credit and Rural Development Regulations. Submit to Supervisor for approval. ? Coordinate and organize Resident Association, schedule and attend all Association meetings, and schedule and attend all resident activities. ? Deal with minor tenant problems and keep Supervisors informed of any major problems. ? Enforce House Rules, Lease provisions, Regulatory Rules and Regulations ? Purchase supplies for the complex. ? Assist Supervisor in budget preparation as assigned. ? Other clerical duties, to include telephone answering, filing, and miscellaneous correspondence to ensure the efficiency daily operations of the property. ?
